Owners cannot give tenants an unsatisfactory report. In the event of an unsatisfactory report, owners must rectify the issues and procure a satisfactory report to give to tenants before a certain deadline, as required by the law. Different issue categories have different deadlines:
- category 1 or 2 issues are classified as dangerous health and safety issues that must be rectified as soon as possible. The official deadline is before move-in.
- category 3 or 4 issues are minor issues that must be rectified as soon as possible but aren't necessarily dangerous to the tenant. The official deadline is 28 days after move-in.
Note: some category 2 issues can be deemed less dangerous and may be treated as a category 3 or 4 issue. With the contractors say so in writing, the move-in deadline in these cases can be extended to 28 days after move-in.
