However, there may be some contractual obligations between you and the landlord that you need to be aware of, as outlined in your tenancy agreement. These would only be reasonable charges such as any rent obligations up until a new tenant is found or your agreement ends, whichever one comes sooner. By law, if a tenant wishes to break a contract they can do so as long as they come to a mutual agreement with the landlord, in which they will need to cover any reasonable expenses or costs the landlord incurs. All other obligations, such as the security deposit, will stand and be treated the same way as if you didn't leave the tenancy early.
